Disney’s Riviera Resort was the 15th DVC resort and introduced a new “Resale Restrictions”. You can read all about the resale restrictions here, but the short version is that Riviera contracts not bought directly from Disney (ie: Those bought on the resale market) can ONLY book at Riviera and the points can not be used at any other DVC resort. Likewise, contracts for ANY of the original 14 resorts that are purchased on the resale market after Jan 19, 2019 can NOT book at Riviera Resort.

Cons of Riviera Resort

Resale Restrictions Make Long-Term Value Uncertain: Disney’s Riviera Resort has resale restrictions that may affect the long-term value of the property. Potential buyers should carefully consider the impact of these restrictions on future resale opportunities and potential return on investment.
Limited On-Site Shopping and Table Service Restaurants: While Topolino’s Terrace is wonderful, the lack of another table service restaurant may force you to consider hopping on the skyliner to Epcot for more options. Likewise, as a smaller resort that is 100% DVC, it doesn’t have the same grand gift shops like other Deluxe resorts.
Skyliner Availability During Bad Weather: The availability of the Disney Skyliner transportation system can be affected by inclement weather conditions. You may find yourself “stranded” at a park with the skyliner shut down and unable to return you to Riviera. In these cases, Disney always rolls out a fleet of buses to replace the Skyliner capacity.
